Building Safety Act – Gateway Submissions

Our experience includes supporting many clients with successful Gateway 2 submissions and approvals under the Building Safety Act, demonstrating the necessary accountability, competence, and flow of information throughout the process.

We have particular expertise in the design of ‘High Risk Buildings’ including many of the tallest residential towers in the London skyline.

We are accredited through the Association of Noise Consultants (ANC) to carry out Pre-completion Sound Testing to demonstrate compliance with Part E.

Having completed several thousand of these tests, we have extensive data on the in-situ performance of most types of building constructions. This enables us to be confident in our designs without needing to ‘over-engineer’ constructions, often saving clients substantial sums while supporting compliance with both Part E and the Building Safety Act.

Guildford Station Redevelopment

Cass Allen were appointed to provide detailed acoustic design services on the Guildford Station Redevelopment project. This included a block of high-quality residential accommodation above commercial areas adjacent to the Guildford Station and associated railway.

We provided the necessary input to ensure compliance with acoustics-related Employer’s Requirements, planning conditions and Building Regulations, including full acoustic design and testing. Our scope also supported the successful Gateway 2 submission under the Building Safety Act, contributing to regulatory approval for this complex, high-risk residential development.

Biscuit Factory Development

Client: London Square

The Biscuit Factory redevelopment transforms a former industrial site into a mixed-use development centred on a new public plaza, comprising four courtyard blocks, a nine-storey tower, a public park, five new streets, and five retained buildings beside Bermondsey’s railway viaducts.

We are providing comprehensive acoustic consultancy for the detailed design of London Square’s portion of the development including mitigation of vibration from the adjacent railway. The development is a key success story for Cass Allen and London Square regarding the Building Safety Act Gateway 2 process, being one of the earliest projects achieving full GW2 approval for London Square’s portion of the development.

Westminster Tower

Client: London Square
Architect: ACA Studios 

Cass Allen worked closely with the developers London Square and the architects ACA Studios to provide the full acoustics detailed design of the Westminster tower development through RIBA Stages 3 and 4, with works currently in RIBA Stage 5. The development is comprised of thirty residential units and a first floor working space totalling 17 floors in the heart of London.

With the height of the building pushing the tower into the ‘Higher Risk Building’ category, this triggered the inclusion of the development in the Gateway 2 process. For Cass Allen this involved a thorough evaluation and assessment of the detailed design against the Part E requirements and acoustic related elements of Part O.

North Street Regeneration, Guildford

Client: St Edward, Berkeley Group

Cass Allen are providing the detailed acoustic design for this landmark regeneration of Guildford’s town centre, building on our longstanding relationship with St Edward and the wider Berkeley Group.

The development includes a mix of traditional concrete and modern steel framing construction methods, and our work enables the delivery of almost 500 new homes with supporting amenities while integrating alongside existing businesses, nightlife, and a new bus station.

The Langley, Sutton

Client: St George, Berkeley Group 

The Langley is a regeneration of a former retail site, providing around 1000 homes and supporting amenity facilities. Working closely with St George and Sheppard Robson Architects to develop the Gateway 2 submissions for acoustic design in Part E, F and O of the Building Regulations, we were able to overcome considerable scrutiny from the Regulator.

This enabled significant cost efficiency and design flexibility for the Berkeley Group and we have used this learning as a template for our many other successful and ongoing applications.
